Terraces from third to seventh floor level to the rear with plant located within acoustic enclosure at seventh floor level and within new basement and other minor external alterations to the front façade.

Objection:The proposed rear elevations lack local contextual reference and are 'corporate' in character – concealing the intimate and human scale qualities of the residential uses behind the façades. Air conditioning is proposed to the 25 residential apartments and the Association considers air conditioning to dwellings in the UK climate unnecessary and unsustainable.

14/08649/FULL/TP/14575 Extension at lower ground and ground floor level within existing light-well, reconfiguration of existing balcony and associated internal and external alterations to provide additional accommodation for existing residential flat (Class C3).

Objection:From the poor quality of the information submitted it is difficult to adequately assess the impact of the proposals on the adjoining properties. There is a concern over the inadequate depth shown for roof construction and the impact that a realistic depth would have on the adjoining windows. LT: 30 October 2014

88 PORTLAND PLACE
14/09036/FULL/TP/3169 Installation of telecommunication equipment at main roof level including the replacement and installation of new antennas with GRP shrouds and 12 remote radio units. Two additional cabinets proposed at ground floor level within the existing cabin.

Objection:The proposed structure B2 is higher than the existing roof and significantly more bulky than the existing antennae and would be more prominent in view from the street. As such it would harm the character of the Conservation Area and should be refused.

205-209 GREAT PORTLAND STREET

(site includes 209 Great Portland Street and 215 Great Portland Street). (AMENDED DESCRIPTION)

No Objection: No objection, provided that appropriate condition is attached to ensure adequate sound insulation between the hospital and the existing ISH Nightclub in order to avoid noise/disturbance – particularly important given the proposed use as paediatric bed spaces.
The interest, and quality of the bridge is supported in principle. The detail design of the bridge is fundamental to the quality of the proposals and needs to be carefully conditioned to ensure this will be retained in the construction.

VS: 31 October 2014

18 BRIDFORD MEWS
14/09515/FULL & TP/24885 : PP-03491539. Demolition of the existing garage buildings and the construction of 3 single family dwellings (Class C3), comprising of basement, ground, first and second floors with associated garages. (Nos 18-20).

Objection. The Association remains concerned with this revised proposal. This is an opportunity to reinvigorate the street frontage in a scale and design appropriate for a Mews Development; these proposals are bulky and the elevational treatment and fenestration are overbearing on the street scene. The design of the houses impacts negatively on the prospect of the neighbouring rear properties.
